Do you need a solicitor for house buying or selling?
Yes, pretty much. If your property currently has a mortgage, or if you are buying with a mortgage, then you'll need either a solicitor or a licensed conveyancer to act on the transaction. The mortgage lender won't trust you to deal with their mortgage monies.
Strictly, you could do your own legal work, but in that event the lender would insist on instructing a solicitor or conveyancer (at your expense) to protect its (the lender's) interests. That way, they have someone to sue if the transaction goes wrong or the money goes missing. The cost would probably work out about the same to you. (And you wouldn't have anyone to sue if you get it wrong.)
